Emerging Designs

The site is located within a Tall Building Zone, identified by the council as somewhere that can make an important contribution to creating sustainable communities. Taller elements are arranged toward the north of the site towards Chapel Road.

We aim to meet the challenges faced by South Ilford such as a lack of green space, and poor pedestrian connectivity. Through this we will make Chapel Place somewhere that can be enjoyed by local people for generations to come.

Our guiding principles have been to:

  • Create an excellent residential neighbourhood with unique character
  • Keep a Sainsbury’s store on-site
  • Provide a central landscaped area of public open space for Ilford including play space
  • Introduce a substantial greening of the site and create pedestrian links to the wider Ilford area
  • Provide active and engaging ground floor uses
  • Make better use of the site to deliver homes including 235 more affordable homes than the previous approved application
